Paul Puryear: Ryan the first thing I would say to you is fix up your house. Be sure that its in top condition. The interior, the exterior, the lawn, no deferred maintenance just be sure everything is as sharp and as crisp freshly painted. You don’t want to turn over any problems to a potential buyer. The second thing that I would suggest to you is you want to appeal to the broadest cross section of buyers that you can so make your house your home as mutual as possible from a color design standpoint anything you can do that’s simple to eliminate any unusual unique features. This is not a time to get out there trying to sell a unique property. There just aren’t enough buyers. The third thing I would tell you is research the market a lot in advance. Know the price points, know where the comparable houses are selling and be prepared to make a decision because very often when you put your house on the market its that first 2 our 3 days when you get that wave of initial lookers that you’re going to get your best offer so be prepared to do something and do it quickly.
